Located along Pompton Avenue, this property included two single-family homes with an extended rear yard that sloped towards an existing watercourse in the rear. The steep slopes and wetlands associated with the property posed a significant environmental challenge to its potential development. Our team performed a wetlands delineation and secured an LOI from the DEP before turning their attention to a steep slopes analysis. We investigated the soil conditions and established a plan that limited the disturbance within the sloped areas, while maintaining a reasonable lot yield. As the plans developed, we undertook an existing tree inventory to establish size and species in accordance with the municipality's tree removal ordinance. Our final plans included the installation of a new cul-de-sac with six single-family homes. We secured the necessary permits including a NJDOT Access Permit, and the project is currently under construction.
